Abstract. The article discusses the current natural resource factors and engineering-geological conditions that affect the long-term socio-economic and spatial development of the Republic of Bashkortostan. It identifies a number of the most pressing systemic problems in the development of Bashkortostan. Based on the analysis of engineering-geological conditions, the article identifies areas with different conditions for construction: areas of moderate complexity, areas of complex conditions, areas of particularly complex conditions, and areas excluded from large-scale urban development. The conducted SWOT analysis showed that the long-term competitive advantages of the Republic of Bashkortostan include its special economic and geographical position, high resource potential, including natural resources, demographic, production, tourism and recreation, and entrepreneurial potential, as well as the development of transport and logistics infrastructure.
The most significant limitations to the territory’s development have been identified, including regional natural conditions, urban planning restrictions, and significant differences in socioeconomic development among municipalities. The article proposes a set of recommendations to improve the utilization of certain natural resources for the successful future development of the Republic of Bashkortostan.
