The author analyzes the key factors determining the current state of the warehouse sector, including record-breaking space additions (7,3 million square meters in 2025), a simultaneous decline in demand for new facilities from online retailers, and a widening digital divide between large and small market players. The article examines the implementation of WMS systems and robotic solutions in the warehouses of leading Russian operators, identifying limitations to the automation process associated with the low level of technological readiness of a significant portion of the warehouse infrastructure. The study identified discrepancies between the pace of warehouse construction and the dynamics of tenant business activity, resulting in a 3,1 % increase in vacancy rates and a 32,8 % decrease in investment. Particular attention is paid to the issue of staffing in the industry, where staff shortages reach 30\u201350 %, while the median wage in logistics has increased by 25 %. Based on statistical data from CORE.XP, Nikoliers, IBC Real Estate, Mordor Intelligence, and NF Group, as well as research results from hh.ru and Data Insight, the study systematized trends in the warehouse real estate market for 2023\u20132025.
