The subject of this study is the technical and economic aspects of land management and cadastral support for the investment and construction sector. The paper examines the theoretical foundations of land management and cadastral activities, defines the role of the land plot as a fundamental element of the investment and construction process, and systematizes land management and cadastral works across the stages of the life cycle of an investment and construction project. The system of key technical and economic indicators of a land plot is characterized, including plot area, building footprint area, building coverage ratio, land use ratio, building density, percentage of green space, maximum number of stories, and the total floor area of the capital construction project. Land management and cadastral factors influencing these indicators are identified, including the permitted use, location, restrictions and encumbrances, availability of utility infrastructure, and cadastral value. Particular attention is paid to the economic consequences of errors in land preparation and to the role of reliable Unified State Register of Real Estate data in reducing investment risks. A conceptual model of the interrelationships between land management and cadastral factors, the technical and economic indicators of a land plot, and the key performance indicators of the investment and construction sector has been developed. The results indicate that land management and cadastral support acts as an instrument for managing the efficiency of investment and construction projects at all stages of their life cycle.
