They include the methodology for estimation of capitalization for town\u2019s area or re-design an urban area. These models are based on complex approach for urban area development that encompases 7 levels with appropriate investor defined on each level. The key objective in developing an urban area is to allocate the resources between the number of alternatives (plans and programs) in the most efficient way. One of the most important tool in allocation scarce resources is the prices for plots of land that depend on the purpose of use or functions of an area. Prices of goods and services with a particular quality facilitate competition for scarce resources (plots of land and buildings on them) among investors. This competition helps to define the prices for plots of land. For this reason one of the most important issue in comprehensive development or re-design of urban area is to reach the balance in the number and quality of facilities and buildings with different functions considering the requirements of ultimate consumers. We could solve the problem of estimation the contribution of each participant of investment project by his contribution in the creation of market price for the appropriate facilities or buildings on the particular area or plot of land.
